desherBari is an app based real estate platform offering private individuals and estate agents to list properties directly on to the platform without having to go via a third party. Registered users can setup property details quickly through a series of drop down menus and manually entered texts, upload the necessary images and supporting documents, pay for the number of days to be listed and, once approved, the property becomes live.
Estate agents may setup associates to list properties on their behalf. All properties listed by associates will be in the name of the Agents they represent.
Users looking to buy or rent a property can use the built-in search function to locate all properties meeting their search criteria. Search function allows inclusion or exclusion of property features to further tailor the search. All users, including unregistered users can search for properties on this site. Users can setup alerts, and use the cart facility.
A property management function is also available to assist qualified Agents and Landlords to manage their properties. Tenants, Landlords and the Properties must be registered in the system. The application provides facilities to enlist tenants, landlords and properties into the property management sub-system.
The property management sub-system has functions to capture references received, generate draft tenancy agreements, and capture payments and charges levied on tenants and landlords. All references, payments, charges and agreements need to be approved before these become applicable.
If there are multiple owners then a notarised consent of all owners need to be provided before a property can be marketed for selling or letting.
This sub-system has the facility to produce financial statements for agents, landlords and tenants. It is also possible to send automated rent due reminders and rent arrears chasers. Draft Tenancy Agreement, Agreement renewal, Termination notice, Eviction notice, Unpaid rents notices can also be generated through this app.
Estate or Block management is also available in this application. An estate containing many properties including Residential, and Commercial can be managed using this system. Facilities such as Service Charge apportions, budget creation, approvals, capturing actuals, raising demands and cost allocations are available to appropriately authorised users. The apportioned charges or costs can be allocated automatically to all properties. Allocation details and accounting reports can be generated in web or excel formats.
